​Home Inspection Checklist For Any Season

If you are in the market to buy a new home, or you are wanting to sell your current home you will need a home inspection checklist. Depending on the age of your home there are a lot of things that could need repairs, foundation issues, leaks, electrical or mold.

I have created a checklist, however, for thing you can look at before an inspector examines your home.

​Home Inspection Checklist for inside the house:

Bedrooms:

  • Paint
  • Mold
  • Does the rooms have any funny smells?
  • Is the windows easy to open and close?
  • Are there any air leaks?
  • Is the room well ventilated?
  • Do the lights flicker?
  • Are all the plugs in working order?

Kitchen:
With appliance are included in the sale, are they in working order?

  • Refrigerator? ___
  • Dishwasher? ___
  • Oven? ___
  • Are there any leaks under the sinks?
  • Is there a working exhaust fan in the kitchen?

Bathrooms:

  • Are there any leaks under the sinks?
  • Do you see any water spots on the walls?
  • Does the toilets flush as they are suppose to?

Laundry:
In the event that you have appliances included in the sale, are they in working order?
How old are the following:

  • Washer? ___
  • Dryer? ___

Other appliance or house attachments:

  • How old is the heating system?
  • Do you know how old is the AC system?
  • What is the age of the water tank?
  • Is the hot water tank working to it’s full potential?
  • Is the central vacuum working to it’s full potential?

Structure:

  • Can you see any cracks on the walls?
  • After inspecting do are there any cracks on the floors?
  • When looking around do you see any stains on the wall, ceilings or floors?
  • Has there ever been a flood?
  • Did you ever have a fire?

Electrical:

  • Do all the switches work?
  • Is each outlet properly grounded?
  • Are all the ceiling fans in working order?
  • Has the electrical panel been recalled?

Plumbing:

  • Is there enough water pressure?
  • Are there any unusual noises?
  • Are there any clogged drains?

Garage:
Check all of the following elements for signs of damage or wear:

  • Slab
  • Walls
  • Ceiling
  • Vents
  • Garage Door
  • Lights
  • Openers
  • Windows
  • Roof

Basement:

  • Do you have a sub pump and what is the condition of it?
  • Are there any crack in the walls or floor?
  • Are there any funny smells?
  • Can you trace the smell?
  • Are there any leaks?

Outside the house:

This is a general check as I do not advise you climbing on a roof or going in places that may be dangerous. You can simply walk outside and look around for any potential issues.

Roof/Attic:

  • Are there shingles missing?
  • Were the gutters installed?
  • Do you see any signs of leaks?
  • How old is the roof?
  • What type of roof is on the house and what is the life of the roof?

Foundation:

  • Are there visible cracks on the outside walls?
  • Are there any trees near the foundation?

Yard:

  • Does the drainage slope away from the house?
  • Is water staying in one spot of the yard?
  • Are the walkways and driveway in good condition?
  • If you have a basement is the water going away from the basement?
  • Do you have a an on site sewer system and how old is it?

The general tour is for your understanding, of whether or not, you will still need to hire a home inspector. You can do a simple google search for home inspector and the name of your city to find someone locally. Make sure to read the reviews for the home inspector before hiring one also verify that your home inspector is certified. Above all, when the inspection is done make sure to read through the inspection’s report of your house.

Depending on the age of your home, there may be issues – your inspector will include photos with a detailed description of the issues. This process allows you to identify the most costly issues, allowing you as a home owner to fix them ensuring the most return on your investment. As a buyer this information puts you in the place of renegotiation allowing you to get your new home for the lowest possible price or avoid any issues in the future.
